Works Manager

Job Introduction

Team: Construction Operations / Front Line Supervision
Location: Euston / Old Oak Common / West Ruislip
Hours: Based on 45 hours per week. Within 06:00–19:00hrs Monday to Friday with occasional night and weekend working subject to operational requirements

Role

This role will support the Senior Works Manager / Works Superintendent to coordinate the safe delivery of all operational activities during the fit out stage of SRVS (South Ruislip Ventilation Shaft) and Westgate Ventilation Shaft.

The Works Manager will ensure Health & Safety, Quality and Environmental requirements are met alongside programme and budget objectives. The role carries supervisory responsibility for Senior General Foremen, General Foremen and Foremen delivering building, MEP and associated external works packages.

This is a building-led role requiring strong MEP integration experience. Candidates should demonstrate a background more aligned to building construction and services installation rather than heavy civils.

You will take the lead with front line supervisors from HS2 and the supply chain to ensure our values are embedded into delivery culture and that project objectives are achieved. This includes supporting their professional development throughout the contract.

Role Responsibility

· Lead and coordinate fit out, MEP and associated building works at SRVS and Westgate Ventilation Shaft.

· Ensure the coordination of and communication between all parts of the operational team including suppliers, subcontractors, engineering, safety, environmental teams and the client team.

· Manage Mechanical, Electrical and Public Health installations including plant rooms, ventilation systems, containment, power distribution and testing/commissioning interfaces.

· Oversee architectural fit out works including partitions, ceilings, fire stopping, doors, finishes and associated trades.

· Manage interfaces between structural works, services installations and architectural finishes to ensure coordinated delivery.

· Oversee external works and public realm packages where applicable (paving, drainage, kerbing, hard landscaping and building interfaces).

· Build and develop the team to deliver all aspects of the project requirements; identify training needs, review workforce performance and ensure effective briefings are delivered.

· Provide, monitor and control labour, plant and materials to meet programme requirements.

· Manage subcontractors and direct workforce.

· Ensure high standards of quality are achieved ‘first time’ to meet specification requirements and minimise rework.

· Assist the engineering team with working methods and outputs for production of method statements and programme development.

· Ensure accurate and up-to-date allocation sheets are recorded and provided at shift close with delivery tickets and plant returns to the engineering and commercial teams.

· Ensure all records (inspections, permits, briefings, quality documentation) are current and compliant.

· Carry out regular safety and environmental inspections and implement recommended actions arising from monitoring and management inspections.

· Maintain a full and accurate daily site diary including variations, subcontractor attendance and records of work-related discussions with client/designer/RE/project team.

· Support commissioning, testing and handover of building services and asset systems.

· Undertake ad hoc duties as required by the project.

The Ideal Candidate

Essential

· Proven experience operating at Works Manager level on building / MEP focused projects

· Strong understanding of Engineering principles

· Comprehensive understanding and experience of construction techniques, particularly building fit out and services coordination

· Demonstrable MEP integration experience

· CSCS Black Card (NVQ Level 6 or equivalent)

· SMSTS

· Training in Health & Safety and Environmental Management

· Crane Supervisor

· MEWPs for Managers

· PASMA

· COSHH Awareness

· Understanding and experience of cranage and temporary works relevant to building services installation

· Good IT proficiency (Outlook, Microsoft Office, Word, Excel)


Desirable

· City & Guilds Construction Certificate

· A61 Appointed Person – Lifting Operations

· NRSWA Supervisor

· Experience within rail or major infrastructure environments

· Experience managing public realm and external works packages

The Skanska | Costain | STRABAG (SCS JV) is delivering the HS2 London Tunnels Contract. Scope of works includes twin-bored tunnels (TBM), SCL tunnels, shaft sinking, bridge demolition and reconstruction, services diversions, earthworks and the construction of site compounds.
